Hi Amber,Congratulations on having such a hard working tenant.The request for a boat was probably from his emotion at the time and not a something he seriously intended you to do.If he were my resident, once the flooding stops, I'd go out to inspect the place and tell him how impressed I was with his commitment to care for his family.

He was impressed by my organization and commitment, and said if he had more cash right now he would be open to partnering with me.This is just my two cents and way of looking at things.

impressive, I am sure it will translate to a successful real estate investing career.There are many accountants who provide much value to the biggerpockets community by answering questions and providing articles to tax updates that impact real estate investors.I am not aware of any of the frequent posters who are local to New Jersey.Are you open to working remotely with an accountant? 

At this point I’m under the impression his 1031 is just him adding to a current deal/new build already underway.

HOA rep seems to be under the impression that the job should suffice, but asks me to reach out if I see the problem comes back. 12/18 -So I wait to see if at least the leak stops.
