my old partner in the timber business tried this.. many times when he / we bought a timber tract and that fact that it takes time to log and then put in the roads and pad and sometimes well.. and in ORegon get a building permit which can take 6 months to a year in rural acreage..if it went over a year he tried to cap gain it.. but alas that did not fly  as his/our model was to buy and flip.. you don't hold timber land for 12 to 18 months then sell.. there is no income.. you hold timber land for 40 to 60 years then harvest again.. pretty easy to see he / we were flipping dirt..

The cash flow in and out on these properties is a bit of a mystery to me so it's hard to determine if or how much I should leverage and if my other rentals would have to float all or some of the expenses until I get a big payday with a harvest

Especially a place that wasn't a tiny apartment in a noisy apartment building.The one I moved into and rented, was a horrible pink color inside.

Not to go too far afield from the original question but this town is different from any other towns with trains because we are  our own little slice or paradise...when you throw your line in the ocean you pull out a plump tasty fish and when you scatter some seeds you grow our own special datil peppers to make a tasty hot datil sauce to brush on your tasty fish...and then throw some oysters and clams on the beach fire grill...we have oceans where you can surf and skim board and Intracoastal where you can Kayak and windsurf  and marshes where you can see pretty pink spoonbills and historic streets and buildings where you can dress like a pirate and drink rum and go argggg....when you can live here NO ONE I repeat NO ONE wants to live by the tracks...so to the original poster I say I would NOT buy anything on the railroad tracks !
