If you don't have the money to visit the property before investing in it, then it is better to invest closer to home.Don't look for a Grand Slam on your first investment..or any others for that matter.

(I should note that everyone is hoping to at least break even and harbor no grand visions of big profit.)

So, ours was listed for 20 grand less than either of them and while they were both in very good shape, I toured one in an open house and had the mls pics of both, ours was TOTALLY refreshed, inside and out, ours was arguably in BETTER shape!

I knew this was a grand-slam deal but I like to under-promise and over-deliver so I forecasted a 20%+ return (which is pretty darn good!).

I'm thrilled they're leaving, I was considering offering them a few grand to go.But they have not paid June rent.
