Hi Vince  Totally agree finding good deals def needs a lot of networking.

I've only invested in STRs and was looking to get into small multi-family but haven't seen anything that made sense in any of the markets I invest in so was curious where people were seeing good opportunities.  

Alternatively, if anyone has a good deal analyzer spreadsheet for seller financing options or the sub-to strategy, I would be interested in seeing those to incorporate with my existing analysis spreadsheet.

Good point - At least in FL, since I am licensed I can pay to the other agent's broker legally.We pay the same regardless if it is an RE agent or not, i.e. we pay that same rate to friends, family, current clients, vendors, etc.

A good tax professional won't just put a number on a line because you told them to; but if they're reporting something differently for a valid legal reason a good tax professional should also be able to explain to you exactly why.
