He already has the additional three roommates, since they are sharing a location currently and will have some input into what is purchased.I think a lot would also depend on how capable the child was in maintaining order, cleanliness, and ability to collect rent.

I suspect they'd have some sort of fight on their hands if that were to happen.The financials for the board need to be disclosed to you before you buy, but you may need to ask for it.

My only problem with them is that they don't have the capability to change the billing credit card on the fly (if for example you wanted to bill on report to your personal credit card, and the next one to an LLC, etc.).

So, you shouldn't be fighting with an agent at all, only their broker (and you probably shouldn't be fighting with the broker either).Second, you only pay a commission if the deal is closed (there are some edge cases where you'd technically owe a commission on a deal that's not consummated, but those would involve you not living up to an executed agreement, which you never had with the buyer the first time around).Third, if an agent/broker has an issue with a buyer breaching an agency relationship, that is between the broker and the buyer, not the seller.

I'm not going to pretend that one event will change it, but I do know that when we prove to people that it is possible to have a conference/tradeshow in the real estate investing space that isn't about the upsell from stage, things will change.We must alter expectations, because right now, we're fighting an uphill battle.
