The length of time you're carrying debt is a factor to consider. 

The assignment fees then enabled me to roll into other strategies, buy and hold, fix and flip.  

One issue I've uncovered in this is that they also add a $75 "admin fee" in addition to the percentage based "supervisory fee."

There are a multitude of factors that come into play such as the type of property and its location, and the structure of your investment portfolio.

Lawyers, engineer, architect, expeditor, surveyors, etc pile on the fees quickly. 

Never pay upfront origination fees. 

I am not seeing how that is possible when you factor that 6% tax in; and yet Greenville is a popular place to invest…am I missing something???

I do not want sales agents in my market to believe I am expecting a fee each time I purchase a property and go out of my way to make it known to the broker community that they will represent me and collect their fee if they bring me a deal.

Also, Baltimore has so many silly inspections, fees and fines they issue for little to no reason. 

The load calculation made for the existing foundation were not factored into the initial design.
