A few things have changed since I posted that two years ago; what settled out is that no more than two unrelated occupants can live outside of R3. 

Chicago isn't going anywhere.Compare that to other cities in Florida, I think the population growth is amazing but long term with hurricanes/climate change, it will be harder and harder to own there. 

Also, don't ever give credits, for the same reason.Reason #2:  If you buy it using an LLC, you can sell the LLC to another investor, keeping the tenant in place. 

We are buying more than we have ever bought.

Hopefully you can show where he didn't honor the agreement that cost changes had to be approved...hopefully that approval was supposed to be in writing.

I did some mobile home deals down there (4 total) and the change in immigration laws and the recurring storms has really dented the demand down there. 

We just went through a rent increase on one of mine and I'm moving it over to a property manager and getting payments changed over has been a process.
