@Justin ReaI would recommend NOT buy those high end electronics.

Electronic payment is popular with Millenials especially.  

As an agent my clients sign offers, listings etc electronically and I tried that with tenants, but went right back to paper and carbon copies. 

On your new unit you can always use method of payment as part of your screening, everyone I have rented to wanted to pay electronically and I do it through Zillow, the same site they applied from so I know they can get on it.   

The only decline was for furniture, electronics & appliance stores.

and refunds to guests2) Hire amazing people - cleaners, handyman, recruit some neighbors to help fill in the gaps, & self-manage or hire an offshore VA to manage the property if you'd rather make yourself rich instead of making a local property manager rich (more on that here: https://www.biggerpockets.com/... )And make sure that your cleaners and handyman are not only doing a top-notch job of keeping the house in pristine condition, but they are also reporting to you (or to your PM or to your offshore asst) every little thing that needs to be upgraded or replaced so that you can stay on top of it and take care of things before you hear it from your guests in the form of guest complaints and bad reviews.

Would you pay around $10 - $30 per electronic lock + installation?

I found a recently defunct, approx 3,700 sq ft, bank bldg in excellent condition with all the office furniture, teller electronics, security system, vaults, lockboxes, parking lot lighting, LCD signs, etc, included.  

So even if you don't go with Cozy, try to get them on something electronic/automated. 

Maybe there's one that is easier to accept rent payment electronically?
