The top performers are going to do better, the bottom half will probably struggle more.

This will be easiest on a multifamily but possible too, with a SFR + ADU situation assuming the ADU is detached and legal. 

If you're going to manage a GC, make sure to meet them in person and avoid paying for the entire job upfront (typically for smaller jobs, you will pay half upfront, and half at the end). 

It's not the easiest way to make money, you need to stay on top of the logistics of things, and keep a good relationship with FedEx, but it's steady money, and once the route is established and you have some reliable drivers, it's good income.

We are only half way through the process as the trust is in our state of residence but the LLC is another state and we may need to address the LLC structure because RI has estate tax that will kick in unless it is a multimember LLC.

There are plenty of people doing fantastic things in Chicago and making a lot of money in the process here, but none of them are half-committed.
