Unkempt  apartments/houses will destroy your property value, cause damage, and may cause a severe pest infestation. 

You insure for purchase price (maybe a little more) so that if the property is destroyed, you pay off the bank collect the remaining cash and move onto the next investment.What did you purchase the property for?

Their rental was destroyed and there was simply no where to go. 

They hold moisture which will destroy the brick and mortar, once cracks open they will grow inside them and make them far worse and there is also the rodent issue mentioned already.

Just as we analyze a property or choose a neighborhood to invest in, it is just as important to understand what is on the horizon in the economy to ensure you are using the proper strategies to keep you from destroying your asset.

Mom and Pop shops destroyed, (by protest/looters not practicing social distancing) landlords being stripped of their constitutional right to due process and unlawful taking our property (rents and security).  

Even if we were to only net $150/mo the tenant would be paying down our mortgage, but hopefully they will not be destroying all the upgrades in the process. ha!
