Do the demo yourself, scour your local eco store for reclaimed building materials, and buy things in bulk or on sale when you can.Monitor the budget as you go, and make changes to the plans as needed.

I have a few more coming out, but I'm thinking about just hiring people separately and managing the project myself.I haven't been able to find a demo company that works in my area so far (or at least one with any reviews or a website).

I wonder what happened to @Leon Yang from show 13 it's already been 6 years.He was buying homes in Las Vegas with seller financing, renting and holding them.

I have already purchased the tub, already dug out the concrete around the drain, already demo all the walls, etc. 

I’m going to do some of the stuff myself - paint, demo, some trim to save on costs.

Hire a plumber for the hard stuff,  but if it is unoccupied maybe you can do some of the demo like tile removal.

There are a few houses on my block that someone had demoed and built brand new ones. 

Guy's gotta demo an archway and build a frame, right?
