What is your plan of action when a tenant tells you that they can't pay their rent this month cause their daughter needs new glasses?

With a small local bank I was able to get two loans earlier this year on a townhouse for my daughter and one for myself using existing property I own (and the townhouses) as collateral.    

I am thinking longer term here, something I can pass on to my daughter after I am gone.... would rather that be a bunch of 30-40yr old homes and not a bunch of 100yr old homes and a headache. 

Love Savannah (in fact that will be my daughter's name when she comes in January) Was going to paint my porch ceiling blue like those down there (although I have seen it done in Maine as well) I think the term call it "haute" blue, to stop the evil spirits from entering as they don;t want to cross water.

Tenant stated that she and her daughter got sick with cold because of all of this and this was only going on for about 1.5 week ( we also contacted the insurance in the meantime but they denied the claim) According to tenant she went for 4 days to her parents to sleep cause it was unbearable but she didn't tell us that while it was going on, she told us that after the fact.  

Also you will want documentation explaining whether or not your daughter must pay back the loan to your state if you pass away, or when the loan is going to be forgiven.
