House has a walk-in basement/crawlspace that slopes back, and lucky the bathroom was on the "slope back" part so I only ended up falling about 3 1/2-4 feet and landed in dirt with my upper body still sticking in the bathroom, but talk about scaring the crap out of you!

If I had real internet access I would have watched a couple hundred more hours of tutorial videos and webinars by now since there's nothing else to do, but I don't so I can't and I haven't yet.

The multi family's are usually so run down and beat to crap yet the asking price is about what you can build new for.

My guess is you have a $700 I-Phone, you probably have decent cars, a closet full of clothes, tons of crap you don’t need, it looks like you have good taste in rental houses. 

Id allow them to leave and take all their crap but I’d keep their deposit and make them sign a waiver they are giving up tenancy and understand they are forfeiting the deposit .

They will all talk amongst each other in your triplex and word will spread that you don’t take crap .
