I didn't budge on my offer, then got a direct counteroffer from FM.

I'm also in Cinci for my w2 job but also have an offer pending on a multifamily here in Cincinnati...we're hoping the seller takes our counteroffer tomorrow. 

If not, I would counter offer, that you would put money down equal to what they are (if you have) and split the ownership 1/3 each.

There is nothing wrong with you making a counter offer.

The seller counter-offered changing some conditions and about $5k more which I quickly accepted.

Rather than go through the hassles of finding a realtor, fixing up the place enough to sell it on the MLS, dealing with getting offers and counter offers, worrying about whether the potential buyer will get approved for a loan on her crummy shack, etc., she can bypass all that and sell it to one person directly. 

Offer rejected make counter offer and follow up weeks later to see if motivation changed.

The bank counter offered, which I met the counter, and the file went to negotiator for approval, on a scale of 1 to 10 whats the chance of approval.

The only reason I accepted the seller’s counter offer after my first low ball offer is because I deviated from my criteria.  

We then heard nothing from them for a day followed by them retracting their counter offer.
