Depreciation will continue to provide tax savings for years to come, of course.Appreciation isn't cash earnings, of course, until the property is sold, but it does factor into the overall wealth building opportunity in real estate investing.

I’ve had 2-3 buyers interested in Lakewood and Edgewater areas continuously over the last 1 1/2 yrs so have spent a lot of time looking at properties in these areas- here are a few additional observations:The numbers on renovated full size Lakewood two family don’t match most investors criteria (greater than 7% ROI).  

If the agent provides value that you see being worth the money, continue business as usual.

If you're young, sounds like a good house to continue holding.

There are others that continue to gamble with floating rate debt.  

Obviously piggybacking off of the expert advise of trusted Realtor in the area.

I realize that I probably need to hire a financial expert to truly assist me with this question, but I’d like to ask the community how they’d look at this situation beforehand because my wife and I are relatively new at all of this.

Position yourself as a buyer who purchases homes quickly and for cash, without explicitly presenting yourself as an expert.
