I've been researching, learning, and consuming as much content as possible for a while now, trying to get all the info I need to get started investing.

That's why many experienced investors stay away from mentoring because it's time consuming and at the end the investor just drops out and  do nothing.

That debt is tied to you personally, thus impacts your consumer credit score and can make it more difficult to get additional mortgages in future. 

Our entire global system is built on a mountain of debt... consumer, corporate, federal, etc.

@Leah ShankerI'd have to read the CC&R's and bylaws of the HOA before saying what is paid for in the event of such a calamity like flooding.Like any other business, the increased cost of doing business is always passed to the consumer.

Obviously this is not a science and won't answer all questions, but personally I think consumer confidence and habits can give a lot of insight into the mid-term economic outlook of a given area. 

Keep out of consumer debt and keep 3-6 months of expenses in a savings account, use all other money and savings to purchase as many properties as you want and then pay them off by snowballing with all your cashflow. 

Upon any complaint of a violation of this section, the Consumer Protection Unit of the Attorney General's office shall investigate the same, shall interview tenants of the landlord and shall, under appropriate search warrant, have the right to investigate all records of the landlord pertaining to applications made within the preceding 6 months.

Unfortunately with radiators it consumes a great deal of water & gas.
