(B)Application by mail, telephone, computer, or other similar meansIf a consumer described in subparagraph (C) applies for employment by mail, telephone, computer, or other similar means, at any time before a consumer report is procured or caused to be procured in connection with that application—(i)the person who procures the consumer report on the consumer for employment purposes shall provide to the consumer, by oral, written, or electronic means, notice that a consumer report may be obtained for employment purposes, and a summary of the consumer’s rights under section 1681m(a)(3) 1 of this title; and(ii)the consumer shall have consented, orally, in writing, or electronically to the procurement of the report by that person.

A few of those red flags include:(1)Provisions allowing the buyer to unilaterally extend the closing date without the consent of the seller;(2) Provisions allowing the buyer to walk away at any time with no real negative consequences;(3)Provisions indicating that the buyer may market the property;(4)Extremely long inspection periods, like 60 days; (5)Provisions allowing the buyer to put a lien on the property;(6)Other one-sided provisions which tend to lock in the seller but not the buyer.AREC and the Assistant Attorney General mentioned ongoing litigation over the issue involving a wholesaler who put a house under contract in Maumelle, Arkansas, Stassi V.

@Karen Jackson be sure to document with notice the lease agreement violation, specifically changing locks without written consent from landlord and failing to provide you with a copy.

This way you will not need to seek the consent of a custodian to make a real estate investment or be subject to costly custodian account fees.

Most say that no "improvements" can be made to the property without consent of the property manager/owner.

This is somewhat easy... say you will replace the oven, if the tenant agrees to a $50 (or something like that) rent hike. whatever you spend on the oven will pay itself in a few months, and the rent went up with the consent of the tenant...

Other than that, if your lease says rent is X for 2 years, then you can't raise it at all without tenant consent and an amendment to the lease. 

ASSIGNMENTS: This Contract may not be assigned without the written consent of all parties except in connection with a tax- deferred exchange, but if assigned by agreement, then this Contract shall be binding on the assignee and assignee’s heirs and successors. 

No idea, but I don't post names and numbers of other professionals without their consent, nor would I make a public statement concerning their competence or professionalism, sorta something to think about if comments are made. :)

Response has been overwhelming, and I  believe the vote in each jurisdiction has been reached with unanimous consent from each county council.
