One of my cabin's is up on a knob off a mountain in the Smokies so different environment than you but the issues are probably the same and they all revolve around winter, albeit I am guessing yours will be much worse than ours.Mild scenario is where guest are at the cabin and a snow/ice storm hits while they are at the cabin.  

I believe that to be the most common practice at least in my market.

This is very common in Philly as there’s a lot of older homes and the city is working to gentrify certain neighborhoods.

The only advantage on real estate in this scenario is depreciation.Wow, I commented a month ago that the people making money off of BRRRR was the preachers, not the doers of the BRRRR. 

Here's a scenario I reviewed a couple of months ago where the borrower purchased a deal at $200,000 but only had an ARV of $280,000.

Having all of these details upfront definitely puts you in a unique scenario.

Really common when we're doing projects like that.

Does anyone have any advice on how to approach this scenario?
