I start by telling them we have a lot of money tied up in the property, and we've been burned by folks that wanted us to believe the best of them.

While no renovations were needed, the key to success was having an end buyer lined up before closing.

My thought is to take a compiled list of property addresses saved in Excel and then run data scrape from Zillow and Redfin on each of those addresses, pulling the property details back into excel and into the appropriate table I have set up. 

with some training on how to lend.. hopefully a step up from not knowing what they dont know about lending. 

With an owner-occupied loan, you can buy a house with 0-5% down and get 30-year fixed rate financing so you're not dealing with adjustable rates if rates go back up and not dealing with a balloon payment in 6-24 months which is plenty of time for an experienced investor but not a whole lot if you're new.
