If it does go to probate, hopefully your brothers and you can amicably go the informal route vs formal (I've worked with families in both when buying properties out of probate and informal is FAR easier).Since there's no debt on the house, maybe you could sell with financing or maybe you could even buy out your brothers with financing -- that way you maintain ownership and just pay them a monthly amount.

If, however, there are any gaps at all in any of the above items, even a gap so small a mouse can squeeze through, that tenant will exploit it and your life just became a 7th Level of Dante's Inferno.....:)

The thread was intended to seek guidance on completing the deal, and even If I disagree with opinions I understand it doesn't make either side more or less valid.

Here is a mistake / aha moment: cost segregation studies are worth it, even for a portfolio of  smaller properties!

They may also feel obligated after this gesture to try and make rent on time even going through a hard time.  

Even if it is a so so deal, that could be great.

If they're working with a bank/CU, then it's even less.

A couple of years back they even cancelled holiday lights traditionally displayed in a large local park.

. $8k won't get you anything in a class B or A market with 20% down or even 10% down. keep going though!
