All accounts are rated 1 and current with the exception of  a cell phone bill which was paid late several times.

Replacing the 1950's R5 paper-backed rock wool insulation in the walls with R24 worth of closed-cell spray foam; adding 6" of blown cellulose to the attic (to bring it to R50); installing an R10 subfloor over the slab; and installing a ductless split heat pump cost us ~8K.

You really need to up the pay if you are looking for a reliable maintenance technician or consider paying a vehicle allowance, cell phone and fuel cost.

What I've found, especially in class C or D areas, is that strategic and focused management is the life blood of the property.

The material I am reading suggests NOT to have the leads call directly to my cell phone.

For my own dogs, I get a tag made with my cell phone number and when we stayed for a month or more, put the local address on the tag. 

Few bath tubs are designed with the jet sprays that will help with proper blood circulation.

I would spray foam every joist space with closed cell foam.  

I use one of the wireless (uses cell phone technology and not phone lines) alarms I carry from house to house.
