@Joe Derobertis, I believe you are over thinking things and I can certainly understand that.

But you would be surprised folks either don't believe we do this or they just don't have the drive to go find the deals etc.

Honestly, while I haven't been doing this for decades like many folks here, I believe this is likely how real estate investing has always been.The last ~15 or so years were an anomaly and we may never see easy money like that again.

Long term rentals, I believe are the easiest, especially in a college town.

I also believe that your Lot area has to be a minimum size in order for it to be considered "by right"I remember that some of the reasons why I didn't convert duplex to triplex:1.

So I am a big believer in keeping up on the systems to make sure they are in top notch shape.

If there are 10 investors, you best believe some of them, if not, all of them will be on top of it to make sure that all the money put together is working for everyone.Once you do that, you will be open up to more opportunities that you might end up buying the properties yourself.

I would fact check this, but I believe that if you are attending school full time and living on campus, this house could still be considered your primary residence.
