I service the entire county, but Downtown (92101) is my area of expertise and where I spend my marketing dollars.About 10% of my yearly business comes from a couple of FLIP investors, so I'm always on the lookout for projects in my county that I can make beautiful again and sell!

I had friends that restored $17,000 Covington and Latonia houses that they'll never get their money back but they'll have a lifetime in a beautiful house.

We added 800 SF and updated all electrical and plumbing and completely renovated with contemporary elements typically not found in historic neighborhoods, such as open floor plan, large closets and master suites (both up and down) and gave the house a modern aesthetic. 

If I did I would only invest in a brick building most likely that has some aesthetic appeal, to better increase my chances of appreciation. 

Those who used private, with the intention to refi once complete, now have issues with a lower valuation on their build and more stringent mortgage rules, so they are holding private funds longer than expected.I know I can't articulate it as beautifully as Giovanni does, but from what I'm seeing, BC is in trouble! 

It is a beautiful brick home on a 1\2 acre lot.
