I'd like someone to explain how the number of people paying taxes can continue to decrease and the entitlements continue to increase without bankrupting this country.I also never said that Fox news was criticizing the French, but they only mentioned that their tax rates were going up across the board.

But we don't talk about all that...we just push kids towards 4 year colleges no matter how much debt they have to incur.Student loans aren't forgivable or bankruptable.

These kind of projects are very easy to pencil out on paper but I can't tell you the number of small developers and contractors that have gotten themselves into a bind and even gone bankrupt doing projects like this and I am talking about people who have experience doing these projects already.

If you give him a split, you have to figure out what happens if he doesn't do a good job, or of you have to fire him, or if he walks off the job, or if he gets hit by a bus, or if he goes bankrupt and is unable to pay his subs, or if you are unable to sell the house and have to hold it is a rental, or if there are no profits, or any other perfectly reasonable situation where things get very difficult and confusing.For these reasons, I would never ever ever partner with a contractor...

With the LLC, the worst that would happen is you bankrupt that LLC and lose the property.
