The flexibility worked out better for them in the long run.Here’s the thing though.. if you’re really gunning for the 60% bonus depreciation in 2024 before it drops to 40%, you might want to negotiate with the seller to honor those existing rentals only until mid-December, like you mentioned, and take over self-management for the last few weeks of 2024.

Men generally have better depth perception and are more used to moving objects so are many time better drivers BUT they take bigger risks and have more fatalities when they do crash.Women investors (stock market) many times will do what they are told to do and not do a lot of trading and will stay in stocks when the market tanks so end up coming out ahead of men.Like as @Jay Hinrichs mentions these capital calls could very well be a disaster for marriages where the man is in charge of the finances.

There is no minimum term lease limit in Florida.However, as you have mentioned, some HOA may limit the number of turnover tenant per year (de facto limiting the minimum lease time), limit minimum lease time, or completely forbid lease and require the owner to be the occupant.

Not to mention it could be a challenge to get traditional financing because even though you're debt free without a high enough paying job your debt to income may still not meet their criteria for a loan that large.
