I'd chock up this ever small decrease in population to the natural cycle of folks moving to and from the suburbs, and even then question the accuracy depending on what this data was based upon.

As a result, I can tell you with a very high degree of accuracy what a properties comps are, before I do an analysis on it. 

My commercial lender is very impressed with the rental analyzer pdf's i send him.Regarding accuracy, math is math.  

My accuracy rate right now is about 70% using WhitePages Premium and BeenVerified.Those sites will give you also cell phone numbers, mailing address and relatives phone numbers (plus social media profiles.)

Realtystore.com is super cheap, I pay $5/month for their data, but I can not vouch for their accuracy -- I haven't used them in a while.

Many many factors, most notably the almost inversion of the yield curve (which predicts recessions with 100% accuracy.)Right now I got a triplex, things are going great but rent could be improved (and would include some rehab.)I've always thought about doing a BRRR (first one was minimal rehab), flip, etc.
