Hello Everyone, I am new here but i’m looking for some new connections to help me grow my knowledge and portfolio in real estate.

And while rents are still growing, they have not kept up with both appreciation or interest rates.What does this all mean: in general, it is hard to make numbers work on a BRRRR.

Growing up around mismanaged rentals is always a good formula for shenanigans!

The only "investors" that are buying are a) current investors who are growing their portfolios with "dollar cost averaging" and b) High Earning W2 buyers who want the depreciation and are able to just break even on a 15 yr mtg with 25% down. 

Personally I see San Tan growing more rapidly than Buckeye just with it being potentially a little closer to Chandler/Phoenix/etc.
