The renovation will convert a row single family home into 3 family home ( the layout is already there ):- the first flow will be 1 bed, 1 bath- the second floor will be 2b, 1bath- the basement.If those 3 rents, I can easily have $1800-$2000 in gross rent per month.So any creative financial idea I can propose to him?

While many people aren't good negotiators and while many people could easily piss off an appraiser by using the approach above, most of the things I suggest are relatively benign and can't get people into too much trouble.If I were talking to a group of people who were experts on negotiation and persuasion, I could turn the initial post in this thread into a book.

At first we thought this might come in as residential and our plans were big subdivision with small commercial center at the corner of Evergreen and Jackson school road.. but the Hillsboro long range plan and the state and the chips act has changed that as with our 117 acres and the props to the north we total around 350 acres that can be easily developed and that's what big companies are looking for..

Not to mention that executory contracts don’t have the same benefits that sub to does because in a C4D the buyer does not have title and seller can easily cloud title or the seller can get a judgment against them or lien that attaches to the property.
