Before it started, I had no idea whether this property would be hotly contested or whether I'd be the only one interested. 

It’s also softer and breaks easier causing hot spots.

Anything less than that and I’d risk losing a years worth of income to a bad hot water heater.

We got a thumb in the air quote for the remodel at 150k.    

It's become even less common lately because of how hot the market has become and because many buyers are flushed with cash and looking for a place to spend it.

I ask since it may help the thread creator and myself since I am considering Houston TX vs other markets as well.Mike, the mid-market is a pretty hot and affordable.

You may want to add Old Brooklyn to your list as well - very hot area right now for appreciation & cash flow.
