Is my credit and other income a factor (I guess a better question is how much of a factor are those items in this situation) or is the building the main consideration? 

One thing they told me was that the price may ultimately be similar to traditional building, but it is the time-frame that will be faster.One day my dream is to buy an abandoned factory I have my eye on and have my own modular factory, but that is many years away :-)

The why factor is also huge for me, and it is keeping that fire blazing inside. 

.- The other factor is some "good deals" were purchased years ago.

Also, how much of a factor is distance from the Dartmouth and Halifax downtown regions, when it comes to rent prices?

We have vetted the builder, walked through their factory, systems and processes and seen the final product rented in the market.

This is a guy that was making $10 in a factory before being fired for moving to slow.

Not sure about the sizing issue. but for sure if its a new unit it should have factory warrenties i would be having the HVAC contractor go back to the factory. really depends if the buyer will actually sue you... 

The unfortunate and most contributing factor is how society has built our expectations.
