There is no such thing as facebook ads not being effective.Ads work as follows.. you need to reach your IDEAL audience with a resonating message, and drive them to a resonating landing page that resonates with them, all the while it needs to be abundantly clear that you are credible and the authority in that space.Now...Facebook HAS obviously the audience, ... almost everyone is on facebook...

I have told many of my owners of good rehabs multifamily as well as single family residence that have been on the market for a good return on investment either as fix and flip as well as long term hold as well for Airbnb/long/short term rentals. we also have many planned warehouses as well as currently under construction due to our proximity to Orlando and Gainesville we along with all the net migration Ocala in my opinion a gem that has barely been tapped into, yet we have an abundance of land that can build multifamily homes as well as single residence.

However, my main beef is that this law went into effect mid 2008, but it's now 2017 and there still doesn't seem to be an abundance of licensed GCs in this market, at least in investor circles.  

@Ben Bond SFRs are much more abundant, as is typical for many Midwest markets, but you can still find 2-4 unit residential multifamily around for sure. 

Not abundant but still possible, although with the appreciation we have been seeing it is getting very difficult to find them.

I personally prefer to do this as I think opportunities are relatively abundant and cash flow + the potential work of finding a new opportunity should a total loss occur outweighs the potential boon that would be a new property/big check.

Old school solutions to "time management" generally are not optimal.I suggest two philosophies that are vital to a happy life1) Simplify - get an abundance of what is most important to you by getting rid of all the crap we have in our lives that is nice, but not particularly important.
