Only thing I’ll be paying for is really lawn care and saving money for other stuff in the future vacancy , repairs and so on .

.-- Owners maintain the property so those who cannot afford to do it have a roof over their head that does not leak (an un-doable repair expense for "The Working Poor"), and replace furnaces so they don't freeze to death in the winter, and replace hot water heaters so they can wash.The working poor cannot afford to buy furnace, let alone the price of installation.There is not a renter/owner problem in the USA, other than what is being artificially gined up.The system works well for both sides.Just my 2 cents. 

Plan for 10-12%.Tenant should be responsible for lawn care at a SFR.You're missing Insurance.If you're doubling the value of the property, you should expect the taxes will go up.My guess is that you cash flow ~$150/month for a CoC ROI of ~6%.

@Steve ChanCall the local investors and the service providers (lawn mowers, insurance agents, brokers, etc...) in the area and ask for their recommendations of property management company.

I always thought with the digital age and all that using a move as simple, and ancient, as a sign in the Front Lawn wouldnt be taken as serious as online posting.
