I would prefer to sell the property vacant or the easiest less stressful way as possible, however I was advised that could deter investors buyers interest as the rental income is a one of my strong selling points.I am open and would appreciate any thoughts and/or suggestions from fellow agents or investors alike.Thanks

With online access to almost every jurisdictions property recordings, lenders today use software that automatically searches property transfers for transfers involving their loans.

If it is someone you know you can give them a straight return as if its a loan - can provide a lower interest rate to provide upside - it really depends on the lender and what are they concerned with and what is their risk profile. 

Following this for my own interest

I’m here because I’m interested in investing in small multi family units, duplexes, triplexes and fourplexes.

This is due to the extremely annoying TX 50a6 home equity laws.

The loan is 12 months, pulls twice a month, the interest is minimal because I'm paying it off so fast. 

And, know this:  it's not investing in real estate. 

I am interested in working with MB capital in getting unsecured line of credit and possibly hard money lending.
