I have 2 rental properties(a 2 family home that I bought 9 years ago that needs new roof eventually and a short term rental a few hours away up north that has a 5.2 rate and is very updated) I used a cash out refi in 2021 for the 2 family to take out 25k(and it lowered my payment, went to a 3.2 rate for 25 years for the 2 family) and then used that 25k to buy a 240k cabin up north to use as a short term rental and family vacation home.2023 was the first full year for the cabin and it brought in 25k, however expenses were 36k, so 11k in the negative.

I buy deals in north DFW and Grayson County.

You can't sit here and take a property that's bleeding north of $5k/mo in rent.

An actual fix/flip in our North Central Florida market we have in Jan 2024- 3Br/ 2Ba 1100 SqFt, fix/flip deal in Ocala, FL. $136k purchase, $50k budget rehab, ARV $240.- Hard Money lender: 90% purchase LTV, 100% Rehab, 11.5%, I/O- Commercial Line of Credit on the funding gap: $13.6k (DP), $12k (CCs) , $15k (Rehab 1st phase) + Carrying Costs = $50kProfit will likely be $15-20k, depending on the rehab and sales price.I continue to learn from others and have gained my experience over the past 18 years as a RE investor.

I live 30 minutes north of there, and in my county, if you disclose that work was done without permits, buyers will walk unless that information is factored into the price. 

I live in North Dallas now days but have lived all over the metroplex.
