What kinds of features should I look for in a business checking and savings account as a RE investor and landlord? 

Your best bet is to first gain an understanding of the market by taking a sample set of similar properties and determining how the different features impacted the overall value of each property.

Searching MLS there are definitely things in our price range (250k and under) and with the features we like. (3 BR at least for owner unit is really the only criteria as we work from home and have a little girl, and decent school system) Any tips, pointers, thoughts on buying in the area?

He could also need access to your wifi for smart home features like keypad door locks, thermostats, lighting, etc.

I personally think anyone with fewer than 20 units is wasting money by paying for software when a spreadsheet would do just fine.I recently tested TenantCloud (free for up to 75 units) and it has some really great features for a beginning Landlord, to include online marketing.

Before transitioning into hard money, I'd run Facebook ads to sales funnels that featured my listings to capture buyer leads.

Here's a suggested system:123 Sample Street     - Property          - Receipts          - Invoices          - Photos and Video          - Other documents     - Tenants          - 2015-01-15 Move in - John and Jane Smith          - 2016-01-15 Move out - John and Jane Smith          - 2016-02-01 Move in - Jack Squat     Every file should be named with "DATE - PURPOSE - LOCATION - NAME" which will enable you to find things using the search feature.
