We had a couple "we buy ugly houses" type companies come in and offer less than even the lot itself is worth.

We own and operate a mid size REI and property management company in Marquette Co. (~300 units or so).

To pull this off, you may want to use social media platforms to find your next great deal.But how do you utilize these platforms to find real estate sellers who are motivated to work with you?

Hire a company/person that is solely a QI like @Dave Foster they do it every day and will keep you legal and on track. 

I enjoy finding creative ways to monetize normally overlooked spaces at my rental properties.  I've been successful at renting out detached garages on a few of my properties.  I'm soon closing on a multi-family proper...

If its a volunteer fire company you may be able to donate the house to them for the purpose of training and get a tax deduction .

If you are going to have a company manage your property, I would recommend you find someone that is local. 

I haven't spoken with anyone yet, looking to see what companies will do the DSCR loan. 

I check the SEC, FINRA, ratings websites for inside information on the principals in the company.
