My question is I haven't raised my two bedroom rents at all because they are close to market value in my area. 

I have a client in Reno doing two reverse 1031 exchanges and we've been able to secure some great deals putting out some cash offers (both weren't even countered). 

My two least desirable properties the appraiser appraised them out the roof so my refi cash out was really good.

It sounds like you’ve got a great opportunity with these two mobile home parks, especially with the flexibility that seller financing provides.Out of curiosity, what terms did you negotiate for the seller financing?

I love the story of your artist friend, honestly it never came to mind to incorporate the two together for a marketing hook!

My definition of competition differs from others because no two investors have the same deal flow and/or same buy box.

@Scott Tennell there might be two different definitions here to the PML term.So, if you mean you are reaching out to PML that lend money all the time and have experience doing it - then they will tell you what their requirements are.  

That's my two cents.

They will not use another third party property manager, which I thought this was good. - If Doorvest goes bankrupt, all I need to do is find a new property manager.
