What a transformation, Congratulations on such a huge step in your real estate career.

I am aiming for a very gradual transformation of the building so my inheritance strategy has largely tracked my goal.

My wife loves the interaction between the two stars of the show, likes the setting, and the family values that they have, I think she also loves the transformations of the homes as she sees the before and after pictures.  

I would like to transform 2-3 bedroom to super hyper Disney themed. inclusive of slide bunks, wall wrap, lighting, sound etc. has anyone done this and give insights as to the general cost?

My kids love to walk the properties and see the transformations.

It would seem building in a new development the comps and appraisal would be easier to target than an area that is transforming. 

Depending on the length of the run, whether a new transformer is needed and other stuff, it could be cheap or could be expensive.As for water and gas, are the current lines big enough?
