Cash flow is tough right now! 

The first project we ever flipped was only a couple blocks from our personal home.

And folks from the mid west would say 3 to 4k  and some would say 5k with most folks thinking these days 10k is enough.. and then just as you say work the math backwards at 300 a month which is pretty tough to make if your max leverage and you have your answer of how many houses you have to own and manage.

Hi Lauren, as others have said Boise is a great place but a tough market for cash flow these days.

But when people who have little-to-no experience with weapons start projecting on to /diagnosing those who do, it is a bit much.

3) Is this an AirDNA projection for 40k?

If the tenant purchases prior to the PPP term, you may be in a tough spot.

I know as the Lender, I always have the option to modify things but the NoD helps set the stage if the borrower doesn't act or respond in a way I feel is beneficial to getting the project across the finish line and me my capital back.     

For small projects and so for the vast majority of sophisticated investors, the DLT is years away.
