As it stands, I live in the master bedroom, I have had 1 long term tenant that has been with me since the purchase and the other 2 rooms have been listed on airbnb and have found some temporary tenants through mutual friends.

You need to be able to view any of those types of opportunities through two lenses... one is the eager learner that says, "Hey, they are talking my language, I can do this, I'm going to be rich, he has the plan and its so easy!!!"...
