It feels like the city can operate without accountability.

Hey @Dan Fritschen, To keep things above board and clean, id recommend forming a legal partnership or forming an LLC with ownership over said LLC clearly spelled out and open a bank account for it.

I suspect most believe the accountability group is worth the cost.  

Alternatively you can invest in better neighborhoods, perhaps be forced to leave some of your cash in the real estate but experience meaningful appreciation or if you choose to sell, be able to turn the forced appreciation into cash in your bank account.

I am looking to JV with my brother where I will do the real estate investing (finding deals, property management, etc.) and my brother will fund it from his business account. 

In the meantime, I’d love some advice on what peoples suggestions are as to what they would recommend to study up on first.

Those things would account for about 25% of the incoming rent or $525/month leaving you only $1575 left to pay the mortgage.
