People usually have very strong opinions about Section 8.I only take Section 8 and have a portfolio of 27 doors. 

My neighbors wouldn’t like a STR and I think my location wouldn’t warrant a strong enough nightly rate. 

If you’re aiming for growth, house hacking by building the 5-bedroom home could generate strong rental income and increase the property’s value long-term.

That said, if you have a really strong tenant with a long term lease, you might find a lender willing to lend based on that. 

It sounds like you're in a strong position with a desirable property, and having $6k-$7k in cash flow per partner is appealing.

I didn't phase that correctly and should have put an emphasis on "Traditional Sale".I am willing to sell but want to do it "creatively" - if you will - to generate funds and positive cash flow from the note I would hold against the property.
