Unfortunately my team is looking specifically for a title company local to Washington that isn't part of a national parent company of sorts; I've found when we use those national title companies like First American, Capital Title, and Stewart Title, often they are unreliable and not personable, often being difficult and causing strain with our clients.

Having to replace a broken window is very cheap in a old house where you buy a piece of cut glass and install it, costs an arm and a leg to do a double pane as I usually have to replace the entire window.

I’m guessing the draw of small, 70 year old homes with small electrical panels, lead paint, asbestos, maybe a single car garage, and single pane windows in a frigid climate with high taxes is losing some of its appeal.

They all seem to have warranties and a triple pane with krypton gas instead of argon doesn't seem to help any better.

I also agree with @Jay Hinrichs mold is usually created by a tenant, but also sometimes by an owner being neglectful, but whatever it is it is one of those issues for my renovation biz, even though I now know much more on mold (got great info from a mold removal guy here on BP too) and even though most mold is NOT the toxic strain, can be cleaned up relatively easily and IF the moisture source is eliminated, will not return.

They should be able to fix it without replacing the entire sash.I had one of the upper fixed panes replaced in a house I sold last year.

Those reports are meant to scare people into action by listing all the possible health effects of each strain of mold and will only give them further internal justification to see a legal claim.
