I should've started with a specific $/month in mind and worked backwards to figure out how many properties it would take to get to that number.

The policy consideration behind the higher leveraged loans is to provide financing for individuals who have high earning potential and are at the start of their career where the earning potential has not yet materialized and perhaps are dealing with the added burden of student loans.

I don't have functions where people go to a low or no fee seminar making wild claims and trying to suck them out of 40,000 or more ( talking in generalities not a specific company ).

Homes that get more winter weather need a different level of upkeep, but nothing more than a regular home needs that is built for their specific area.

If you meant the company specifically and not just the concept of pad splitting, be sure they are available in your area.

In most places that started with a notice to pay rent or get out (pay or quit notice) with a specific time-frame to comply.

There are some specific areas that I love helping investors target for multi family properties in PHX. 

We do a pretty decent amount of land acquisition but we target specifically retail center points in rural areas.  

If you fully understand the process, the potential for profit can be considerable but if you do not, it can be bad - real bad.
