Then, the permits taking longer than expected, the repairs budget going to the roof, getting new GCs, the property taxes increase, using the wrong debt and investing alone.

Have the info on:    - any claims in the past 5 years    - when were the Roof, Electrical, Plumbing, & heat last updated    - what alarms/security    - who the prior coverage was for the past 5 yearsCA has become a difficult market for coverage lately so I would start the process early to make sure you are quoted in enough markets.

Let alone roofs, windows, kitchens and everything else.

You need to also be ready to pay for that big maintenance issue (new roof, HVAC system, etc) since you'll have no income from the property.I have done a lot of research into this topic as I was getting my feet wet in real estate, and there is no doubt in my mind that CASH FLOW IS KING!!!

Who provided the estimate for the plumbing and roof?

It's time to do some cap ex repairs and update the exterior siding possibly roof and flooring. 

Roof Ok but will likely need replaced in 5 years or so. 

Replaced the roof, started doing repairs in the areas we needed to.

When I questioned it , seller stated that there was a satellite dish that was screwed on to the roof and that it could've created a hole were water is leaking through "allegedly" Should I be concerned ?
