How did we find our rock star property manager?

NO, not what I said.Is there someone out there at 40 or 45 who has made real money in real estate who is uneducated or just as dumb as a box of rocks?

I have a couple different business plan/models, one for flipping and one for cash flow and I make adjustments to them whether class A/B and then for C/D properties.

The first time someone says "I'd like to find a property in Whoville that could be a good rental" and you can say "I was looking at some just the other day [see number 1] and there was this one that stood out to me as a good investment - I'll send you the information", you will feel like a rock star.

This was not a rehab but still my first real estate investment as I purchased it in early 2011 when the CO market was at just about rock bottom.

I jump to a another lender accumulated more loans and also accumulated seller carry loans and then pooled in a bunch of properties into a commercial loan...In a nutshell these are my personal thoughts...Everyday we need to turn rocks over looking for deals and banks. 

Obviously you will never get professional quality pics out of a smart phone but I find it fine for renting in B and lower areas as long as you make sure you have good lighting and angles.
