I'm not interested in revisiting the figures of entry for the market of 2009 but will only say the estimated ARV provided by the selling company's hired appraiser who of course I paid for at settlement was in the low eighties.

@Andrew Schrader the intention of the lock was so that the downstairs tenant can't turn the heat up to say 85 degrees (or down to 60) and make the upstairs tenant suffer.Sounds like I need to revisit getting a quote done for an upstairs furnace and AC.

I think the principles covered in this book need to be constantly revisited, refined and practiced.Essentially where people go wrong to me is in seeing their results as the whole picture and then changing their process wildly until they feel their results are good.
