The landlord has offered for them to terminate the lease without penalties if they want but it seems like pretty nuclear option to go to right away. 

I started to apply for Property Manager positions at Apartment Communities, but it seems they are turning down my resume because I only have 5 years experience in SFH Property Management with no education/certifications.

And, forgoing the tax advantaged accounts is temporary - once a reserve is accumulated and a property or two is in hand, you can resume maxing them out. 

Adding a real estate license to your resume and background would seal the title of real estate professional.

I am trying to expand out of New Jersey and I guess I realized how much of a bubble I was in, definitely have a resume but its a challenge I welcome.

For instance, I can show a heck of a resume with 32 years of formal credit background from 2 of the largest banks in the world and a long track record of successful flips and spec-builds, but I have no background in Section-8.

Now I want to resume learning on how to invest while at the same time be involved in other's start or continue helping them on their journey in real estate investing.
