You could also get a line of credit for about $150k (you should be able to borrow 75% of the value.)The reason I suggest this is…1) you save $40-$60k in selling costs. 2) you have a lower blended interest rate (2/3rds at 3.25% and 1/3rd at 7 or 8% instead of the whole $500k at 7 or 8%) saving you another $1k/mo in interest. 3) you only pay interest on that $150k when you actually use it, not from day 1 Unless you hate this property, or want to buy something you can’t afford without selling, that would be my plan.

However, for some reason I wouldn't feel badly at all selling to the highest bidder)-The other is worth maybe 525, owe $240K on it at 2.85%, and am currently renting it for 2250.

this is a direct relation to lack of inventory.. new construction on many markets is as robust as its ever been.. we have had spectacular years the last 3 years of course during covid was tough with supply chains but my 500k house I am now selling for 700k and my build cost have gone up by maybe 100k.. so record profits for us..

In your case since your properties are paid off, I don' see any reason why you would use a higher interest HELOC instead of just doing a cash out refinance.
