@George Savaricas If there is nothing to support 7 bedrooms in the area then it could mean that there is no market reaction to 7 vs 6 beds or it's an over improvement.

As evident by the reactions in this thread, all lenders/brokers seem to be getting calls with Civic fall out based on them having a large pipeline partially due to having terms that were probably too risky or a bit of an overpromise.

Agreed with the above that GCs are slammed right now, and even me reading your 3-4 BRRRs a year my first reaction was 'let's see when reality hits'.

I'm not allergic, but consider the health ramifications of the gym client with pet allergies who is running on the treadmill (already short of breath) and sustains an allergic reaction from the pet.  

The reaction from rents was pretty consistent, they loved the large living/kitchen area, but hated the small bedrooms.

Gross is fine, but perhaps the expenses are very high and thats causing the auction/big unseen reaction.

There is not enough information here to determine their intent but I would guess my initial reaction of trying to take advantage of the current market is correct and this is not a situation where the seller is going to take a loss
